Lease guarantee

We understand the importance of your property being leased at all times and the financial inconvenience that can occur when a tenant moves out unexpectedly before their lease is complete. That's why we offer a guarantee that should any tenant we place break their initial lease within the first 10 months, we will find a new tenant for you free of charge (you will not be charged a placement fee).

Repairs can be a hassle, both in terms of time and money. That's why we are committed to completing all necessary repairs at cost, ensuring that you get the best value possible. Additionally, we will always strive to negotiate for the best rates possible with our vendors, and any discounts we receive will be passed along to you. Our goal is to provide you with a stress-free repair experience while also ensuring that you receive the best possible outcome

Eviction protection

While evictions are uncommon, they can happen even with the highest-quality tenants and strictest vetting standards. That’s why we prepare for the worst-case scenario and provide you with eviction protection at no additional cost. This protection covers our managing of the eviction (excluding attorney's fees), delivering of notices, appearance in court, and being on-site for the sheriff's final eviction notice. Additionally, our lease guarantee waives the placement fee of the new tenant.

What reporting do you provide? 

We offer a range of accounting reports tailored to your preferences, which are securely stored in your personal online Owner Portal. You can access copies of all invoices and other documentation whenever you like. Additionally, every year you will receive detailed reports including a cash flow statement, a 1099 form, and a breakdown of expenses such as management fees, maintenance, repairs, etc.

Yes. Our Acquisitions Team will assist you in finding your next ideal rental property. Whether this is your first investment or your thousandth, working with our team will streamline the process from finding to renting. How are property repairs handled? 

Should any repairs or maintenance issues arise, residents can easily submit a repair request via their tenant portal. For emergencies, they can contact our on-call team 24/7 at 888-402-HOOT. All requests are logged and promptly directed to the appropriate vendor, so your tenant’s issues can be addressed quickly. Repairs are completed at cost, and we negotiate for the best rates.
